A huge share of Maryland’s new custom homes go up on private wells: southern Charles County, most of Queen Anne’s and the Eastern Shore, the rural south of Anne Arundel. Every one of those houses still needs its NFPA 13D sprinkler system, and the well is where the design either gets done right or goes wrong. A well cannot feed sprinklers directly, so the system is built around stored water: a tank holding the design demand, a booster pump that delivers it the moment a head opens, and a refill line from the well that tops the tank back up afterward.
The parts, in plain terms
- Storage tank, 300 to 500 gallons. Sized to the home’s sprinkler demand, placed where it cannot freeze. It is the system’s guaranteed water.
- Booster pump. Wakes when pressure drops, delivers design flow to the open head. The component that must never be a mystery, which is why annual checks matter on well systems.
- Controls and refill. Keep the tank full from the well and the pump ready, without touching your domestic water pressure.
What it adds to a build
Budget $3,000 to $6,000 on top of the base system price, which for new construction runs $1.35 to $1.60 per sprinklered square foot. Living with one
A well-fed system asks one thing of its owner: an annual check of tank level, pump start, and delivered pressure, because pump faults are silent; the taps keep running while the sprinkler supply quietly dies. Well-system questions, answered
Why can’t the sprinklers just run off my well pump?
Because a residential well pump cannot be trusted to deliver sprinkler design flow on demand: wells recover slowly, pumps fail, and power can be out during a fire. NFPA 13D on a well is designed around stored water so the system’s first ten minutes never depend on the well at all.
How big is the tank and where does it live?
Typically 300 to 500 gallons, sized to the home’s design demand. It goes in a basement, mechanical room, or conditioned garage corner, anywhere it stays above freezing near the pump. On new builds we place it on the drawings before the foundation pour, which is free; finding space later is not.
What does the well package cost?

Does the tank water go stale?
It sits sealed and gets exercised at inspections; there is nothing to drink from it and nothing to maintain weekly. The annual check verifies level, pump start, and delivered pressure, which is the maintenance that actually matters.
What happens in a power outage?
The stored water still flows for gravity- and pressure-assisted designs, and pump-dependent designs can add battery or generator backing where owners want it. It is a design conversation, and rural owners with generator transfer switches usually tie the booster pump in.
